Thailand’s premium residential and tourism property markets have seen a surge in demand, significantly contributing to the robust growth of Plus Property Company Limited. The company’s first-half operating results have matched expectations, showcasing a positive trajectory for the business. According to Suwannee Mahanarongchai, Managing Director of Plus Property, the company achieved a total income of 950 million baht for the first six months of 2025, representing a 10% increase compared to the same period in 2024. This performance highlights growing client confidence and the ongoing expansion of the property management sector, especially in after-sale services for high-end developments in Bangkok and key tourism areas such as Chiang Mai, Hua Hin, and Phuket.
Expanding Portfolio and Services
Plus Property currently manages 440 property projects, which include low-rise and high-rise developments as well as commercial buildings. These properties are home to approximately 100,000 families, covering a total area of 20.2 million square metres. With this extensive portfolio, the company is poised to introduce new services that will further strengthen its business offerings.
Among the most profitable segments during the first half of the year was Living Management, also known as juristic person management for housing estate and condominium projects, which generated 580 million baht in income. Facility Management contributed 160 million baht, while LIV-24 brought in 70 million baht. Juristic person and facility management-related services remain highly sought after, particularly among clients looking for reliable partners to manage new projects. This trend aligns with the continued growth of mixed-use buildings.
LIV-24 has experienced rapid growth in its sixth year, leveraging smart technology to enhance safety for property occupants and improve operational efficiency. As a key driver of growth for Plus Property, LIV-24 continues to expand its influence in the market.
Diversified Business Growth
Other key businesses within the company also saw significant growth. Touch Property, which offers integrated building engineering services and relevant inspections and consultations, grew by as much as 157% compared to the same period in 2024. This growth was fueled by increased safety awareness following the earthquake on 28 March, with consumers placing greater emphasis on building and residence safety inspections.
Strategic Service Development
In response to the evolving needs of modern clients, Plus Property launched Plus Consultancy, a customizable and modular consultancy service that does not require the purchase of full packages. This allows clients greater flexibility in budget control. Additionally, the company expanded its client base for Touch Property by introducing the Home Health Check service, which focuses on inspections of essential systems such as electrical and gas systems. This initiative enhances safety for residents and reinforces the company’s commitment to quality solutions.
Market Expansion into High-Potential Cities
Phuket has emerged as a critical market, evolving into a regional hub for premium living. In the first half of the year, Plus Property and LIV-24 fully engaged the Phuket market, offering comprehensive real estate services to strengthen their presence. Property project management, lifestyle service design, and zone-specific services were developed alongside the implementation of Smart Tech solutions to improve safety standards and efficiency at premium residential developments.
Building a Strong Back Office
Plus Property invests heavily in developing its personnel through the Plus Eduplex institute, a dedicated learning academy for property management. Recently, the institute received the 'Best In-House Learning Academy' award at the international level from the Employee Experience Awards 2025, underscoring its effectiveness in cultivating skilled professionals who uphold high service standards.
Sustainability Initiatives
The company continues to implement its Waste to Worth program, now in its fifth year, to support waste management at property projects under its administration. This initiative complements government efforts and the Bangkok Metropolitan Administration’s waste sorting campaign, enabling residents to reduce waste collection fees and promoting environmental sustainability.
